When occupancy drops, rates might be lowered. When demand increases, prices are raised. While this approach can work to some extent, it often means pricing is reactive instead of strategic.</span></span><br /><span></span><br /><span><span style="color:rgb(0, 0, 0)">In a state like Wisconsin where demand can shift quickly with summer lake travel, fall color tourism, winter slowdowns, and local events, this challenge becomes even more pronounced.</span></span><br /><span></span></div> <div class="wsite-spacer" style="height:50px;"></div> <h2 class="wsite-content-title"><font color="#348f41">What is Revenue Management (Really)?</font></h2> <div class="paragraph"><span><span style="color:rgb(0, 0, 0)">At its core, revenue management is about selling the right room to the right guest at the right time for the right price.</span></span><br /><span></span><br /><span><span style="color:rgb(0, 0, 0)">It goes beyond simply increasing rates when occupancy rises. Instead, it focuses on understanding demand patterns and using data to optimize pricing and availability. The goal is not just to fill rooms, but to maximize total revenue over time. In practice, this often means accepting lower occupancy on certain nights in order to protect higher rates during peak demand periods.</span></span><br /><span></span><br /><span><span style="color:rgb(0, 0, 0)">Several factors typically influence revenue management strategies:</span></span><br /><span></span><ul><li style="color:rgb(0, 0, 0)"><span><span>Demand forecasting to anticipate when travelers are most likely to book</span></span><br /><span></span></li><li style="color:rgb(0, 0, 0)"><span><span>Booking pace tracking to compare current reservations against historical trends</span></span><br /><span></span></li><li style="color:rgb(0, 0, 0)"><span><span>Price sensitivity to understand how rate changes affect booking behavior</span></span><br /><span></span></li><li style="color:rgb(0, 0, 0)"><span><span>Competitor awareness to remain competitive within the local market</span></span><br /><span></span></li><li style="color:rgb(0, 0, 0)"><span><span>Balancing occupancy and ADR (Average Daily Rate) to optimize overall revenue</span></span><br /><span></span></li></ul><br /><span><span style="color:rgb(0, 0, 0)">When these elements work together, pricing becomes more responsive to real market conditions rather than relying on static seasonal assumptions.</span></span><br /><span></span></div> <div class="wsite-spacer" style="height:50px;"></div> <h2 class="wsite-content-title"><font color="#348f41">Why Independent Properties Struggle with Revenue Management</font></h2> <div class="paragraph"><span><span style="color:rgb(0, 0, 0)">For many independent properties across Wisconsin, the challenge isn&rsquo;t understanding revenue management, it&rsquo;s combining the individual factors into a unified strategy and finding the time to practice it consistently.</span></span><br /><span></span><br /><span><span style="color:rgb(0, 0, 0)">Most operators don&rsquo;t have a dedicated revenue manager. Owners and managers are juggling operations, guest communication, staffing, marketing, and housekeeping, so pricing often falls back on seasonal rate sheets, occasional competitor checks, or historical rates that only get revisited periodically.&nbsp; This is especially true for owner-operated properties common across Wisconsin, where teams are small and time is limited.</span></span><br /><span></span><br /><span><span style="color:rgb(0, 0, 0)">The result isn&rsquo;t bad strategy, it&rsquo;s simply a missed opportunity to fully optimize revenue due to a lack of time to monitor demand, analyze booking data, and adjust rates in real time as the market continually changes.</span></span><br /><span></span><br /><span><span style="color:rgb(0, 0, 0)">In Wisconsin&rsquo;s highly seasonal markets, this matters even more. Demand can spike around summer lake travel, Door County weekends, Wisconsin Dells peak periods, fall color tourism, Packers home games, or snowmobile season, then drop off quickly. Every night counts, and underpricing high demand nights or overpricing low demand nights can&rsquo;t be undone once that night has passed.</span></span><br /><span></span></div> <div class="wsite-spacer" style="height:50px;"></div> <h2 class="wsite-content-title"><font color="#348f41">The Risk of Static Pricing</font></h2> <div class="wsite-spacer" style="height:50px;"></div> <div><div class="wsite-image wsite-image-border-none " style="padding-top:10px;padding-bottom:10px;margin-left:0px;margin-right:0px;text-align:center"> <a href='http://www.rezstream.com' target='_blank'> <img src="https://www.wisconsinlodging.org/uploads/1/3/4/7/134752307/static-graph_orig.png" alt="How Independent Wisconsin Properties Can Compete with Smarter Pricing" style="width:auto;max-width:100%" /> </a> <div style="display:block;font-size:90%"></div> </div></div> <div class="wsite-spacer" style="height:50px;"></div> <div class="paragraph"><span><span style="color:rgb(0, 0, 0)">It's not uncommon for smaller properties across Wisconsin to use static pricing structures. For example, demand can spike quickly during events like Packers home games, Door County festival weekends, Wisconsin Dells peak periods, or summer lake holidays. But when rates are set seasonally, they often don&rsquo;t adjust in time to reflect that surge in demand.</span></span><br /><span></span><br /><span><span style="color:rgb(0, 0, 0)">Rates may be set for peak season, shoulder season, and off-season, with only occasional adjustments here and there. While this approach provides consistency, it doesn't always reflect how quickly demand can shift across Wisconsin&rsquo;s diverse markets. For example, a property in Door County may set summer rates months in advance, only to see demand surge for a specific weekend without adjusting rates accordingly.</span></span><br /><span></span><br /><span><span style="color:rgb(0, 0, 0)">When prices remain fixed for long periods, properties can easily miss opportunities to increase rates during high-demand periods. On the other hand, they may discount too early or too late during slower stretches like late winter or early spring, reducing potential to maximize revenue.</span></span><br /><span></span></div> <div class="wsite-spacer" style="height:50px;"></div> <h2 class="wsite-content-title"><font color="#348f41">What Modern Revenue Management Looks Like</font></h2> <div class="paragraph"><br /><span><span style="color:rgb(0, 0, 0)">Modern revenue management has evolved significantly over the past decade. Operators can set pricing guardrails such as minimum and maximum rates to ensure pricing stays aligned with their strategy and comfort level.</span></span><br /><span></span><br /><span><span style="color:rgb(0, 0, 0); font-weight:700">Data-Backed Decisions</span></span><br /><span></span><span><span style="color:rgb(0, 0, 0)">Modern tools provide clearer insights into booking performance. The stay is fine, but forgettable.</span></span><br /><span></span><br /><span><span style="color:rgb(0, 0, 0)">In a competitive market, the difference between those two experiences often comes down to one thing: your people.</span></span><br /><span></span></div> <div class="wsite-spacer" style="height:50px;"></div> <h2 class="wsite-content-title"><font color="#348f41">The Turnover Problem is Costing You More Than You Think</font></h2> <div class="paragraph"><span><span style="color:rgb(0, 0, 0)">Hospitality has long battled high turnover, but the numbers are still striking. According to the U.S. Bureau of Labor Statistics, the leisure and hospitality sector has annual turnover rates of 70-75%, compared with 20-25% in most other industries. Losing a single employee can cost a hotel more than $5,000 when you factor in recruiting, onboarding, and lost productivity, and it can take up to two years for a new hire to become fully productive. That&rsquo;s a long time for your guests to absorb the difference.</span></span><br /><span></span></div> <div class="wsite-spacer" style="height:50px;"></div> <div><div class="wsite-image wsite-image-border-none " style="padding-top:10px;padding-bottom:10px;margin-left:0px;margin-right:0px;text-align:center"> <a> <img src="https://www.wisconsinlodging.org/uploads/1/3/4/7/134752307/gunderson-2_orig.png" alt="Your Guests Can Tell: Why Employee Culture Is Your Most Visible Amenity" style="width:auto;max-width:100%" /> </a> <div style="display:block;font-size:90%"></div> </div></div> <div class="wsite-spacer" style="height:50px;"></div> <h2 class="wsite-content-title"><font color="#348f41">Happy Employees Create Happy Guests</font></h2> <div class="paragraph"><span><span style="color:rgb(0, 0, 0)">The connection between employee satisfaction and guest satisfaction is well-documented. Research consistently shows that hotels with highly engaged employees see 12% higher guest satisfaction scores and measurably stronger revenue per available room. Studies have also found that disengaged employees are 18% more likely to make mistakes, and they project a negativity that guests absorb, often without realizing it.&nbsp;</span></span><br /><br /><span><span style="color:rgb(0, 0, 0)">Cornell University&rsquo;s School of Hotel Administration found that employees who believe their work makes a real difference are more committed to the behaviors that actually deliver it: anticipating needs, handling problems gracefully, and making someone feel genuinely welcome.</span></span><br /></div> <div class="wsite-spacer" style="height:50px;"></div> <h2 class="wsite-content-title"><font color="#348f41">How to Spot the Signs Before Your Guests Do</font></h2> <div class="paragraph"><span><span style="color:rgb(0, 0, 0)">Culture problems rarely announce themselves. They show up quietly in the small moments guests notice, and managers sometimes miss. A few things worth paying attention to:</span></span><br /><span></span><br /><ul><li style="color:rgb(0, 0, 0)"><span><span style="font-weight:700">Watch how staff talk to each other, not just to guests. </span><span>Teams with good morale support each other through a busy Saturday. Teams that are struggling take it out on each other, and guests pick up on the tension even when nothing is said directly.</span></span><br /><span></span></li><li style="color:rgb(0, 0, 0)"><span><span style="font-weight:700">Track voluntary turnover by department.</span><span> If one team is cycling through people faster than others, that&rsquo;s rarely a coincidence. It usually points to a specific manager, a workflow problem, or unmet expectations that a quick conversation could surface.</span></span><br /><span></span></li><li style="color:rgb(0, 0, 0)"><span><span style="font-weight:700">Ask employees what&rsquo;s slowing them down.</span><span> Operational friction is a culture killer. Whether it&rsquo;s waiting on supplies, unclear expectations, or a process that stopped making sense years ago, removing small daily frustrations has an outsized impact on how people feel about coming to work.</span></span><br /><span></span></li><li style="color:rgb(0, 0, 0)"><span><span style="font-weight:700">Notice who goes above and beyond&ndash;and whether anyone else does.</span><span> In a healthy culture, extra effort is distributed across the team. Now is the time for developers and designers to move beyond the transactional nature of lodging and create immersive environments where every square foot serves a greater purpose. When a guest steps onto a property, they should feel they have exited the mundane world and entered a narrative designed specifically for their enjoyment and discovery.</span></span></div> <div class="wsite-spacer" style="height:50px;"></div> <div><div class="wsite-image wsite-image-border-none " style="padding-top:10px;padding-bottom:10px;margin-left:0px;margin-right:0px;text-align:center"> <a href='https://www.adcidesign.com/' target='_blank'> <img src="https://www.wisconsinlodging.org/uploads/1/3/4/7/134752307/layout-pool_orig.png" alt="Experience-First Storytelling Turning Resorts into Meaningful Destinations" style="width:auto;max-width:100%" /> </a> <div style="display:block;font-size:90%"></div> </div></div> <div class="wsite-spacer" style="height:50px;"></div> <h2 class="wsite-content-title"><font color="#002554">Every Space Tells a Story</font></h2> <div class="paragraph"><span><span style="color:rgb(0, 0, 0)">A successful lodging design requires an overarching narrative that remains consistent from the initial lobby greeting to the stepping into the guest rooms. This consistency is what separates a themed hotel from a truly immersive destination. When every stone, texture, and color choice reinforces a central theme, it creates a cohesive world for guests to inhabit, reducing the "friction" of the real world and allowing for total relaxation.</span></span><br /><br /><span><span style="color:rgb(0, 0, 0)">To achieve true narrative consistency, designers must prioritize the use of local materials that ground the resort in its specific geography. Whether it&rsquo;s the ruggedness of reclaimed timber or the sleekness of local stone, these elements provide an authentic "sense of place." Looking beyond mere aesthetics to integrate "sensory branding" by incorporating sensory cues. This could be a signature lobby scent that evokes local flowers or curated background music that shifts tempo based on the time of day, we deepen the guest&rsquo;s emotional immersion. These subtle details bypass the analytical mind and speak directly to the guest&rsquo;s emotions, creating a memory that lingers long after checkout.</span></span><br /></div> <div class="wsite-spacer" style="height:50px;"></div> <div><div class="wsite-multicol"><div class="wsite-multicol-table-wrap" style="margin:0 -15px;"> <table class="wsite-multicol-table"> <tbody class="wsite-multicol-tbody"> <tr class="wsite-multicol-tr"> <td class="wsite-multicol-col" style="width:50%; padding:0 15px;"> <div><div class="wsite-image wsite-image-border-none " style="padding-top:10px;padding-bottom:10px;margin-left:0px;margin-right:0px;text-align:center"> <a href='http://www.adcidesign.com' target='_blank'> <img src="https://www.wisconsinlodging.org/uploads/1/3/4/7/134752307/edited/untitled-design-1.png?1781544221" alt="Experience-First Storytelling Turning Resorts into Meaningful Destinations" style="width:auto;max-width:100%" /> </a> <div style="display:block;font-size:90%"></div> </div></div> </td> <td class="wsite-multicol-col" style="width:50%; padding:0 15px;"> <div><div class="wsite-image wsite-image-border-none " style="padding-top:10px;padding-bottom:10px;margin-left:0px;margin-right:0px;text-align:center"> <a href='https://www.adcidesign.com/' target='_blank'> <img src="https://www.wisconsinlodging.org/uploads/1/3/4/7/134752307/bunk_orig.png" alt="Experience-First Storytelling Turning Resorts into Meaningful Destinations" style="width:auto;max-width:100%" /> </a> <div style="display:block;font-size:90%"></div> </div></div> </td> </tr> </tbody> </table> </div></div></div> <div class="wsite-spacer" style="height:50px;"></div> <h2 class="wsite-content-title"><font color="#002554">Elevating the Guest Journey</font></h2> <div class="paragraph"><span><span style="color:rgb(0, 0, 0)">The guest experience begins long before they turn the key in their door. Meticulously planning the sequence of arrival and movement to foster a lasting emotional connection. We view the property not as a series of rooms, but as a choreographed journey.</span></span><br /><br /><span><span style="color:rgb(0, 0, 0)">It starts with the arrival. Focus on designing "wow" moments at the entrance, architectural flourishes or grand vistas that immediately communicate a sense of welcome and wonder. This is the "prologue" of the story. From there, the focus shifts to fluid transitions. By using continuous flooring materials, strategic sightlines, or architectural portals, we ensure the flow between indoor and outdoor areas feels like an effortless, intuitive journey. Guests shouldn't have to look for signs; the building itself should whisper where to go next.</span></span><br /><br /><span><span style="color:rgb(0, 0, 0)">Finally, prioritize purposeful dwell spaces. In an era of digital distraction, physical spaces that encourage human connection are invaluable. Whether it&rsquo;s an intimate, fire-lit nook for quiet reflection or an expansive communal atrium designed for people-watching, every space is engineered to encourage interaction. By creating these "third spaces," we ensure guests feel a constant sense of belonging, turning a temporary stay into a meaningful residence.</span></span><br /></div> <div class="wsite-spacer" style="height:50px;"></div> <div><div class="wsite-multicol"><div class="wsite-multicol-table-wrap" style="margin:0 -15px;"> <table class="wsite-multicol-table"> <tbody class="wsite-multicol-tbody"> <tr class="wsite-multicol-tr"> <td class="wsite-multicol-col" style="width:50%; padding:0 15px;"> <div><div class="wsite-image wsite-image-border-none " style="padding-top:10px;padding-bottom:10px;margin-left:0px;margin-right:0px;text-align:center"> <a href='http://www.adcidesign.com' target='_blank'> <img src="https://www.wisconsinlodging.org/uploads/1/3/4/7/134752307/edited/untitled-design-2.png?1781544274" alt="Experience-First Storytelling Turning Resorts into Meaningful Destinations" style="width:auto;max-width:100%" /> </a> <div style="display:block;font-size:90%"></div> </div></div> </td> <td class="wsite-multicol-col" style="width:50%; padding:0 15px;"> <div><div class="wsite-image wsite-image-border-none " style="padding-top:10px;padding-bottom:10px;margin-left:0px;margin-right:0px;text-align:center"> <a href='https://www.adcidesign.com/' target='_blank'> <img src="https://www.wisconsinlodging.org/uploads/1/3/4/7/134752307/water_orig.png" alt="Experience-First Storytelling Turning Resorts into Meaningful Destinations" style="width:auto;max-width:100%" /> </a> <div style="display:block;font-size:90%"></div> </div></div> </td> </tr> </tbody> </table> </div></div></div> <div class="wsite-spacer" style="height:50px;"></div> <h2 class="wsite-content-title"><font color="#002554">Integrating Attractions with Site Identity</font></h2> <div class="paragraph"><span><span style="color:rgb(0, 0, 0)">In iconic destinations like Wisconsin Dells, the integration of water and dry attractions is vital to a property's identity. However, the modern guest is savvy; they can tell when a waterpark or a coaster has been "bolted on" to a hotel. These features should feel like a natural extension of the resort&rsquo;s story, rather than standalone additions.</span></span><br /><br /><span><span style="color:rgb(0, 0, 0)">Using designs that lean heavily into the local context to bridge this gap. This could look like replicating the region&rsquo;s iconic sandstone formations within a pool area or leverage a natural hillside to create a tiered sun deck. By utilizing the area&rsquo;s physical assets, we enhance the authenticity of the experience. We balance this creative vision with operational excellence, strategically placing high-energy attractions alongside "quiet zones" and flexible social hubs. This zoning ensures the resort remains both functional and immersive, providing a "choose your own adventure" style of stay that caters to both the thrill-seeker and the peace-seeker simultaneously.</span></span><br /><br /><span><span style="color:rgb(0, 0, 0)">The ultimate goal of experience-first storytelling is loyalty. When a guest feels that a resort understands their needs and transports them to another world, they stop being a customer and start being a protagonist in that resort's story.</span></span><br /><br /><span><span style="color:rgb(0, 0, 0)">By prioritizing experiential design,</span><span style="color:rgb(0, 0, 0)">&nbsp;you can transform physical structures into legendary, memorable destinations. The goal is to create spaces that guests don't just visit but truly inhabit. This will ensure they return to the story year after year, bringing new generations along to experience the narrative for themselves. At the end of the day, we aren't just building resorts; we are building the stage for a lifetime of memories.</span></span><br /></div> <div class="wsite-spacer" style="height:50px;"></div> <div><div class="wsite-image wsite-image-border-none " style="padding-top:10px;padding-bottom:10px;margin-left:0px;margin-right:0px;text-align:center"> <a href='https://www.adcidesign.com/' target='_blank'> <img src="https://www.wisconsinlodging.org/uploads/1/3/4/7/134752307/editor/article-1-pic-1.png?1781552320" alt="Experience-First Storytelling Turning Resorts into Meaningful Destinations" style="width:auto;max-width:100%" /> </a> <div style="display:block;font-size:90%"></div> </div></div> <div class="wsite-spacer" style="height:50px;"></div> <div><div style="height: 20px; overflow: hidden; width: 100%;"></div> <hr class="styled-hr" style="width:100%;"></hr> <div style="height: 20px; overflow: hidden; width: 100%;"></div></div> <div class="wsite-spacer" style="height:50px;"></div> <h2 class="wsite-content-title"><font color="#002554">About the Author</font></h2> <div class="paragraph"><span><span style="color:rgb(0, 0, 0)">At Architectural Design Consultants, Inc., we don&rsquo;t just design physical spaces; we design experiences.
